In our practice, we develop projects on 5 successive stages in compliance with every legal and legislative requirements

  • All of our journeys start from an idea, a desire, or a scope defined and based on our clients needs. In this phase we develop a project brief in connection with a narrative that brings all our principles together.

    At the ending of this phase, the entire projects can be visualized at a conceptual level through preliminary drawings and images. From the generated BIM model our team will be able to estimate and handle the cost throughout the entire process that follows.

  • Second phase marks the beginning of the technical coordination of the project simultaneously with the process of obtaining all the requested approvals and agreements by the public authorities.

    At this stage, we prepare all the tasks for structural, MEP, HVAC and engineers - depending on complexity and requirements established in each case. The design will be optimized due to technical and legislative specifications.

  • In phase three the design is in it’s final form, optimized by our team to technical, as well as legislative requirements and in compliance with the main obligations regarding the quality of constructions.

    The architect shall perform, on the basis of the final project and in accordance to the law, in an appropriate technical format, the written and drawn pieces that will constitute the technical documentation necessary to obtain the Building Permit.

  • In the fourth phase all the technical details are being established toghether with structural, MEP, HVAC engineers, landscape architects, road engineers and other parties involved.

    Once the Building Permit is obtained, and the fourth phase is completed, the project is ready for execution to begin. A well built environment is our top priority in achieving our purpose, this is why all of our projects are carefully crafted so there it can’t let any room for doubts and errors.

  • Specific outcomes are revealed once the building break the ground. Our team will regularly verify the site in the execution phase to make sure everything goes according to plan.

    The coordination at this step involves adjustments of solutions, sizes, specifications of any kind in limits that do not assume changes in costs or legal agreements. Our task involves drafting additional documents to help carry out the best execution.
